A barndominium is a house wrapped in a metal building, and that combination is exactly why insulation matters so much. The living side needs to be comfortable and efficient. The steel shell needs protection from condensation. And the shop or garage side may not need the same treatment at all.

We spray closed-cell foam directly to the metal shell because it insulates, air-seals and slows moisture in one pass. Inside the living area, that typically means foaming the exterior walls and roof deck to the level your plans or local energy code call for. On the shop side, many owners choose a lighter coat focused on condensation and heat.

Timing is everything on a barndo build. The best window is after the shell is closed in and your electrical and plumbing rough-in is done, but before drywall. Call us a couple of weeks ahead and we’ll hold your date.

What does barndominium spray foam insulation include?

Should the living side and shop side be insulated differently?

Most barndos are split between conditioned living space and a shop, garage or storage bay. The living side is where comfort and energy code matter, so it typically gets more foam on the exterior walls and roof. The shop side is often unconditioned or only occasionally heated and cooled, so many owners choose about 2 inches of closed-cell foam there to control condensation and heat — and save the difference.

When should you spray foam a barndominium?

Spray foam goes in after the shell is dried in and your rough-in (electrical, plumbing, HVAC lines) is complete, and before drywall or interior paneling. Spraying too early means trades cut through the foam; spraying too late means tearing out finish work. Let us know your framing date and we’ll plan backward from it.

Does barndominium spray foam need a thermal barrier?

In living space, foam has to be covered by a code-approved thermal barrier — typically ½-inch drywall — which your build already includes. If your county or city inspects, we’ll make sure the foam type and thickness are documented. Plan to stay out for at least 24 hours after spraying, or longer if the manufacturer requires it.

How much does it cost to spray foam a barndominium?

It depends on total wall and roof area, how the space is split between living and shop, and the thickness in each zone. Send us your length, width, eave height and roughly how much is living space, and we’ll price each zone — usually the same day. Lower written quote for the same foam and thickness? We’ll match it.

Closed-cell or open-cell for a barndo?

For foam sprayed directly against the metal shell, we normally recommend closed-cell. Open-cell lets water vapor through to the cold steel, which can lead to condensation behind the foam. Some builders use closed-cell against the steel and other materials on interior walls — we’ll talk through the options for your plan.

Do I need to insulate the shop side?

You don’t have to, but bare steel over a shop in our humidity tends to sweat and bake. Many owners choose a lighter coat of closed-cell on the shop side for condensation and heat, and full thickness on the living side. We’ll quote it both ways.

Should the wall between the house and shop be foamed?

It’s optional, but it helps keep shop heat, noise and fumes out of the living area. We can price it as a separate line item so you can decide.

How far ahead should I book?
